Part Two examined the surveillance infrastructure Epstein co-financed alongside a former Israeli prime minister, a former head of Israeli military intelligence, and a board director who previously worked for the private intelligence firm hired by Harvey Weinstein to surveil his accusers. The technology now answers 911 calls across American jurisdictions. The investors have never been asked, under oath, what they believed they were building together.
Part Three turns to a different question: who ran the properties, what their backgrounds were, what the FBI found when it went looking, and why the federal record of what they said is missing. All Primary Sources at the bottom.
Multiple Properties, One Couple
Jeffrey Epstein maintained two properties federal investigators and survivor testimony identified as central to his trafficking operation: Zorro Ranch in New Mexico and Little Saint James in the US Virgin Islands. Both were managed by the same two people — Brice and Karen Gordon.
Brice Gordon and Karen Gordon are New Zealand nationals and former members of the New Zealand Defence Force. For years they ran Epstein's operations at both locations. The federal documents confirm their roles with specificity. Brice held limited power of attorney to handle Epstein's New Mexico affairs, held signing authority for ranch purchases, was designated manager of Zorro Development Corp LLC by 2006, and caught accounting errors that Epstein's own accountant Richard Kahn missed. Karen held the formal title of Island Manager at Little Saint James, coordinated guest arrivals, managed household logistics, and signed her emails with an official title and a St. Thomas business address. They were not simply caretakers. They were on speed dial.
They coordinated Leon Black’s helicopter arrivals from Albuquerque, with tail numbers confirmed in advance and wait time billed at $150 per hour.
They managed arrival logistics for Epstein’s personal physician, providing mile markers, personal cell numbers, and dietary inquiries.
They appear in Epstein’s April 2013 planning email alongside billionaires and Nobel laureates in the same operational sequence. They were, as one internal EFTA email puts it, the people Epstein couldn’t lose.
The Compound
Zorro Ranch does not read, in the federal documents, like a vacation property. The maintenance logs read like continuity, something designed to keep running whether anyone was there or not.
Gun cabinets were checked daily, weapons cleaned weekly, ammunition inventories logged every two weeks, oxygen bottles inspected monthly. Foam packs tested quarterly. Generator fuel tracked. Water filtration monitored. Fire response protocols practiced. On the property: a 1961 fire truck kept ready. An ambulance on site, staffed with a trained EMT.
There was a private airstrip, a hangar swept monthly, fiber optic internet with satellite backup, redundant T1 lines, sensors on every vehicle and the front gate. A bunkhouse for permanent staff. Roads graded. Driveways leveled. Every light bulb on the property replaced on the 15th of each month. The maintenance schedule cycles through all of it, month after month, year after year: run the fire truck, run the foam trailer, check all fire extinguishers, check the gun cabinet, check the oxygen bottles.
In April 2014, Advanced Communications and Electronics of Albuquerque submitted a vendor proposal specifying installation of a 6 GHz FCC-licensed microwave link between Sandia Crest and the ranch, with an Octal T-1 interface configured at the Main House. The FCC licenses, WQXY316 and WQXY300, were registered to Epstein’s own LLC, Zorro Development Corp, and ran directly to Sandia Crest Tower. That tower sits on the mountain directly above Sandia National Laboratories, where the non-triggering components of American nuclear weapons are engineered.
That link remains active today, under the Huffines family’s ownership, still registered in Epstein’s LLC name. The licenses are due for renewal on July 12, 2026, as first reported by journalist Alisa Valdes-Rodriguez.
Running all of it were the Gordons.
The Guns
In March 2010, Epstein instructed Brice Gordon to acquire as many firearms as the law allowed. The ranch accumulated an arsenal across the years that followed, maintained on a formal schedule documented in three separate maintenance intervals.
In August 2018, eleven months before Epstein’s federal arrest, 32 guns were stolen from Zorro Ranch. The Gordons reported the theft to Santa Fe County police. Then they stopped cooperating. They refused to provide the serial numbers of the stolen weapons. The investigation was closed after one month.
Thirty two firearms vanished from a registered sex offender’s remote compound eleven months before his arrest. The people who reported the theft then withheld the one piece of information that would allow police to find the weapons. The investigation lasted thirty days. It has never been reopened and no one has ever explained why.

In February 2007, FBI agents drove to Zorro Ranch and interviewed Brice Gordon. He was talking — names, payment records, details the agents needed. Productive enough that they followed him to his office to continue.
In the office, the phone rang. It was the “main office in NY”. Brice Gordon was told to stop talking. The interview ended there and no subpoena followed.

Zorro Ranch was the only major Epstein property federal investigators never searched. Manhattan townhouse, searched. Little Saint James, searched. Palm Beach, searched. Zorro Ranch, never. Not in 2007, not after the 2008 conviction, not in the twelve years between his guilty plea and his death. Why?
The notes from the February 2007 interview, everything Gordon said before the phone rang, are not in the EFTA release.
The Accountant’s Accusation and the Man Epstein Would Not Fire
In October 2018, nine months before Epstein’s arrest, his longtime accountant Richard Kahn sent an internal email accusing Brice Gordon of steering ranch contracts to vendors who were paying him kickbacks. Something felt, Kahn wrote, very off with the lack of concern and lax attitude of Brice, Karen, and a third staff member.
The Gordons were not investigated, followed up with, or fired.
A separate staff member described them as liars and thieves and claimed they had sold ranch equipment without authorization: a rock crusher, a Rhino, a Hummer. Ann Rodriguez, Epstein’s household manager at Little Saint James, had been sending distress signals for years. By November 2018 she was writing to Epstein in a register that reads less like a complaint and more like a quiet plea. Brice and Karen will be here to take over because I haven’t been doing a good job.
Epstein kept them through all of it. The kickback accusation, the equipment theft, the hostile workplace complaints. There is one explanation the documents support: the Gordons knew too much, ran too much, and held too many contracts for Epstein to lose them. Whatever was happening at Zorro Ranch, it didn’t function without them.
Two Million Dollars, Two Days Before He Died
Jeffrey Epstein signed his will on August 8, 2019. He was found dead on August 10.
Item 29 reads: To Brice Gordon, if he survives me, Two Million Dollars.
No comparable bequest to ranch staff has been publicly reported. The estate was estimated at $577 million. The man who ran Epstein’s most remote compound, who was interviewed by the FBI in 2007 and told to stop talking, who refused to provide gun serial numbers to police in 2018, received the largest individual staff bequest in Epstein’s estate. Signed two days before Epstein died.
The Paper Trail They Left Behind
The Gordons’ whereabouts have not been publicly confirmed since 2019. Multiple investigative reports describe them as having gone into hiding. An off-road camping sighting in early 2024 is the most recent confirmed public trace.
But they left a paper trail.
Brice M. Gordon is listed as registered agent for an active New Mexico LLC: Lee McKenzie Consultants LLC, entity 5050960, at 49 Zorro Ranch Road, Stanley NM 87056. That is the Epstein ranch address. The LLC remains active. The last recorded change to that filing was December 4, 2024, sixteen months after the ranch sold to the Huffines family. His name has never been removed.
Karen Lee Gordon filed formation documents for Cactus 3 Development LLC in April 2023. On that filing she listed her personal mailing address as 20 Marie Court, Half Moon Bay, California 94019. She signed her name to it. It is a public legal document. The registered agent on Karen’s LLC is Jody Lyn Stewart, a former New Zealand Army logistics officer, Royal New Zealand Corps of Transport, commissioned December 1986, the same military branch as Brice Gordon’s NZ Defence Force background. Stewart disappeared from all corporate records for 14 years before surfacing on this one filing. She appears on no other New Mexico entity. That is a nominee structure.
Cactus 3 Development LLC, Karen Gordon’s company, purchased a property at 1509 Golden Gate Way, Tubac, Arizona 85646, a town in the Santa Cruz Valley near the Mexican border. The LLC’s mailing address is Half Moon Bay. The property was sold in January 2025, the same month the DOJ Epstein files began dropping and the New Mexico Truth Commission was being established.
The organizer of Brice Gordon’s LLC is Charles J. Piechota, who also organized The Shack Group LLC. On February 10, 2016, Zorro Development Corp issued two checks to The Shack Group on the same day, $2,889.76 and $1,290.40, both signed by Darren Indyke, Epstein’s personal attorney. The Shack Group’s address on those checks: 49 Zorro Ranch Road, Stanley NM 87056. The same address where Brice Gordon’s LLC sits today.
The Truth Commission and the Five Eyes Thread
In February 2026, the New Mexico legislature established a Truth Commission by unanimous House vote. It has a $2 million budget, subpoena power, and a July 31, 2026 deadline for its initial report. Commission Chair Andrea Romero has called the Gordons persons of highest interest and their absence from public life since Epstein’s death alarming.
The Truth Commission is a state body. It cannot compel federal agencies to produce the missing February 2007 interview notes. It cannot compel the DOJ to explain why those notes were not included in the EFTA release. It cannot reach into New Zealand Defence Force personnel records to examine what intelligence training or security clearances Brice Gordon may have held.
New Zealand is the smallest member of the Five Eyes intelligence alliance. Its Government Communications Security Bureau, the GCSB, is also the least publicly scrutinized of the five agencies. In 2013, New Zealand passed a surveillance expansion law that had become politically impossible in most comparable democracies following the Snowden revelations. New Zealand pushed it through the same year.
Peter Thiel, whose Palantir software provides the analytics layer for Five Eyes surveillance, obtained New Zealand citizenship in 2011 through a process kept secret for six years. He was granted citizenship under an exceptional circumstances clause after spending twelve non-consecutive days in the country. The standard residency requirement is 1,350 days. His citizenship oath was taken at the New Zealand Consulate in Santa Monica. Palantir has contracts with the New Zealand Defence Force, the Security Intelligence Service, and the GCSB. Those contracts date to at least 2012, the year after he received citizenship. All three agencies refused to disclose the contract amounts under Official Information Act requests, and all three denied that any senior management had met with Thiel.
On April 24, 2026, reports emerged that Thiel had purchased a historic mansion in Buenos Aires’s Palermo Chico enclave for approximately twelve million dollars. He has since been reported to have purchased land near Punta del Este in Uruguay and has met with Argentine President Javier Milei. The Buenos Aires acquisition followed reported meetings between Thiel and Milei’s administration. A Buenos Aires consultancy noted publicly that it would not be his last property purchase and that associates were actively scouting additional assets.
Thiel’s name appears in Epstein’s connection files. The Gordons are New Zealand nationals who vanished from the United States sometime after Epstein’s death. The same Five Eyes country that quietly granted citizenship to the founder of the CIA’s primary private surveillance contractor also produced the couple who ran Epstein’s most remote property. A former New Zealand Army logistics officer, unrecorded in any corporate filing for fourteen years, surfaces as the registered agent on Karen Gordon’s New Mexico LLC in 2023.
These facts have not been examined by anyone with the authority to examine them, and that is the problem.
What Remains
Brice and Karen Gordon are not accused of any crime. The Truth Commission has made clear they are sought as witnesses. The EFTA documents that place them inside Epstein’s operational network do not allege that they participated in his criminal conduct.
What the documents establish is that they were close enough to coordinate it. Karen coordinated guest arrivals at a location federal prosecutors described as central to Epstein’s trafficking operation. She asked whether unidentified guests would spend the night. Brice ran the most remote and least investigated of Epstein’s properties, held his power of attorney, was interviewed by the FBI in February 2007 and told by phone to stop talking, and received two million dollars in Epstein’s will two days before Epstein died.
Then the Gordons disappeared, Karen Gordon sold the Arizona property in January 2025, the same month the files started dropping. Then Brice Gordon’s LLC sat active at the Epstein ranch address through December 2024, untouched.
The Truth Commission has subpoena power. It has their address, we sent it. The July 31 deadline is closing in. The February 2007 FBI interview notes need to be released. The question of why Zorro Ranch was never searched needs a public answer under oath.
These are not hypothetical demands. They are the minimum accountability owed to survivors.
